Heirs property is one of the most common—and most misunderstood—forms of family land ownership. When property is passed down without a will or clear estate planning documents, multiple family members may inherit an ownership interest, creating challenges related to title, taxes, insurance, financing, repairs, and the ability to keep the property within the family.

Tangled titles can create significant barriers to homeownership, making it difficult for families to access financial assistance, obtain homeowners insurance, complete repairs, refinance, or sell or transfer their property.
